This 5 bedroom, 3.5 bath ocean view house was built for beauty, low maintenance, modern coastal living, and energy efficiency.
Whether it’s the tree house for the kids, the open floor plan, the warmth of the heated floors, or the outdoor patio ready for a barbecue, it is both classy and comfortable.

Kitchen
The kitchen includes a granite topped island, with an extra sink and preparation area across from the refrigerator, electrical outlets, storage space, and an eating area.

The appliances include a stainless steal Maytag five burner gas stove with a convection oven, a stainless steel Maytag refrigerator with bottom freezer, a Kenmore dishwasher with a stainless steel interior, an Amana microwave is built in over the gas stove.

The main sink is also stainless steel and has two deep bins. This sink has a Moen pull out faucet with a built in spray. An instant hot water faucet and built in soap pump are other amenities.

Living room
The large living room has a 22,000 BTU gas fireplace that will give you automatic heating with its own thermostat. This fireplace is so realistic that you cannot tell that it is not real.

Master Bedroom and Bath
The Master bedroom is large, about sixteen by twenty feet in size, with in-floor heating, an airy vaulted ceiling, walk in closet and a view to the many trees and the tree house. The headboard-based controls for lights, sound, electronics, and heating makes for ease and relaxation.

The master bath shower room contains the two person, seventy five gallon, acrylic Jacuzzi tub with its own adjustable hand held shower head as well as a walk in shower area that is designed to allow two people to use. The shower area contains two controls, each controlling multiple shower heads, including a hand held spray wand, a rain head coming out of the ceiling, three adjustable body sprays from the waist to chest and a regular mounted adjustable spray head. You can run all of these spray heads or only one at a time.

The toilet in the master bathroom has its own solid core pocket door and vent fan for privacy.

There are many bedroom and living areas throughout the house to enjoy. Each person can find their separate spaces to accommodate hobbies and home occupations. The home allows easy adult entertaining with youth in other parts of the home.

The downstairs is set up to accommodate an older relative or give separate space to teens. There is an area that has its own entrance, living room, a partial kitchen/dining area, and bedroom and bathroom with shower.. Also downstairs is another living room with woodstove, a full bath with walk in shower, laundry room, and 2 bedroom/office/hobby area. Most of the downstairs ceilings are between ten and over eleven feet high.

The upstairs contains the living room with its beautiful gas fireplace, a dining area that looks towards the ocean and a full kitchen. It also has the master bedroom and bath, a media corner and another bedroom and half bath. The rooms are spacious and open. The ceilings are all vaulted and are from eight to over eleven feet in height. Many of the lights have dimmer switches for mood lighting. The master bathroom has a full walk in shower, a separate Jacuzzi tub, and two “vessel” style sinks and Kohler single handle faucets. The other bathroom also has a “vessel” style sink and Kohler single handle faucet.

Built in media, computer, and communication systems
The house has a built in stereo system with speakers in the kitchen, dining, living room, master bedroom and master bathroom. Each room’s speakers have their own individual volume controls. The stereo system is a Pioneer stereo receiver and includes a 100 disk CD player and a 2 tape cassette player.

The TV system, awaiting your TV, includes a sound system with a high end Onkyo amplifier, built in wall and ceiling speakers and a satellite dish with a 2 channel DVR (like Tivo) are already hooked up.

A DSL computer modem system, with a built in firewall, is accessible by network in 5 locations around the house. You just plug in your computer to the network wall outlet and you are connected to the internet at all times. No need for wireless network and its security problems. (The DSL system is installed in an electrical panel with the network connections to the 5 rooms).

There are also eleven telephone jacks and twelve TV cable jacks in rooms throughout this house, providing convenient locations for every need.

Energy efficiency "Smart home" designed
The house is well insulated for energy efficiency and noise protection.
It is also a computer-controlled “smart home”. Lights, appliances, water heaters, and floor heating, are programmed to be on when you need them, but not when you’re gone for the day or are away on vacation. The system is pre-programmed for your ease, but the computer controlling these things is included with the house and settings are extremely easy to change to your liking. You can even use the remote wireless or a cell phone to turn on the lights from your car as you return home. Motion sensing units can also turn on lights or ring a chime to tell you when a car drives up or a guest arrives, even before the door bell is rung. ( For more infromation go to computer control).

All of the upper floor, including living areas, kitchen, baths and bedrooms and most all of the downstairs area have efficient, comfortable and comforting, radiant in-floor heat. That is there are specially insulated hot water pipes clipped under the floor that reflect the heat up. The insulation is fastened under the pipes so there is a two inch air space around the pipes to provide even heat throughout the floor with no hot or cold pockets. There are separate thermostats in nearly every room so you can set controls to meet your personal comfort levels. (I personally like a cooler bedroom with a warmer bathroom and the living room and kitchen somewhere in between.)

The home also includes two highly efficient gas power vent water heaters. One is a 75 gallon heater that serves all the domestic water needs; the other is 40 gallon heater that efficiently heats the floors to provide a comfortable radiant heat.

Ventilation
The ventilation consists of inline fans mounted in the attic for low sound and high output. There is also a 250 cubic feet per minute inline fan in the attic connected to a grill in the peak of the upstairs ceiling. This fan is connected to a volume control and a thermostat for automatic operation when it gets too warm. This warm air is vented out behind the wood stove in the downstairs entry. The other fans are in the downstairs main bath and laundry and one for the master bathroom shower. There are additional ceiling fans in the half bath and master toilet room.

New wiring and electrical panels
Convenient, ample outlets have been placed throughout the house (twice as many as required).

New plumbing system
All of the plumbing is new and done with "Wirsbo" brand pex piping. This type of piping requires much fewer connections which greatly improves water flow and minimizes maintenance concerns.

Safety features
All of the smoke detectors are hard wired (with battery back up) and interconnected for safety. They also have lighting that comes on in case of alarm to help find your way out in the dark.

All the faucets are Moen brand single handle designs which can be adjusted to assure anti scalding temperatures. The valves in the showers and tubs also have internal balancing valves that maintain a constant temperature to prevent scalding when someone else uses the water or flushes a toilet.

Privacy and Quiet
All of the bedroom and bathroom walls are well insulated for sound and energy conservation. The bedroom and bathroom doors are made with a solid core for sound and feel.

Garage and Workshop
There is a large two car garage (I have fit three cars) with a separate workshop room and entrance. The entire attic in the garage is set up with a floor and shelves for storage. There is pull down stairs in the ceiling for easy access. In the back of the garage is another rollup garage door leading out into a covered cement patio for dry firewood storage. There is an additional storage room, also with a with separate entrance door.

Outdoor features
Kids (writers, artists, and those with a young soul) will love the separate room and deck of the tree house.

There is an outdoor, roofed patio area to allow use even in the rain. Gas is already plumbed and ready for your gas/electric barbecue.

Backyard landscaping is mostly mature native vegetation and a small grassy area. The front yard has recently been re-landscaped with additional native plants, which are designed to provide, overtime, maintenance free front yard.

Building Materials to withstand the weather: The architectural style new composition roof is guaranteed for 50 years and was applied with all stainless nails. The siding is rot proof, fireproof hardi-plank applied with all stainless nails. All of the exterior fasteners are stainless steel.

Computer-Controlled “Smarthome” design

This home is "Smarthome" designed and comes with a pre-programmed (and easily changed) system to control such things as lighting, heating, the stereo system, or the water heater, so as maximize enjoyment of your home, while saving you energy and money.

The technology that runs this system is called X-10 or PLC for Power Line Carrier. The programmed settings can easily be changed with simple toggle (on-off) switches. The computer commands are sent to a small box called a "PowerLink Controller", that is plugged into a power outlet. You then can turn off the computer as all of the information and commands is saved and run from this "PowerLink Controller". This controller continues to run the system automatically until the settings are changed again. Through this Smart Home system, appliances can be turned on and off from switches in your home; can be programmed to turn off and on based on schedules you can set ahead of time; or instructions can be transmitted to appliances remotely by phone.

For example, I use this computerized system to dim the lights up or down at set times, turn on and off the stereo, set lights to go on and off at sunrise and sunset and at bed time, and to make sure I never come home to a dark house. I also set the system to conserve energy by turning off the water heater and floor heating system when I am at work but have it go back on before I return.

I also use the system to send commands from one location in the home to any other location where appliances are plugged into the special switches. For example, I have six button controls on each side of the master bed. I use these to turn on or off the stereo and other lights around the house and my overhead light before I go to sleep.

This system also allows you to remotely communicate with up to ten lights or appliances in your home by commands sent through your telephone. For example, when I am coming back from a trip, I call ahead and turn on the floor heating, water heater, and outside lights.

Included with this system, besides the built in controllers, are several remote controllers that can be used from any location in the house to control your lights and appliances throughout the house. There are several appliance and lamp modules that can be plugged into any outlet and controlled by any controller from the remote to the "PowerLink" computer controller.
